Domain Leasing Agreement

By this agreement signed and dated below, Lessor and Lessee agree to the following terms and conditions:
§ 1 Domain Name(s) Subject to Lease

Lessor shall lease the following domain name(s) to Lessee:

§ 2 Payment Terms

Lessee will make lease payment within three days of submitting signed lease agreement. First Lessee to submit signed lease AND make payment will secure lease contract.

§ 3 Domain Registration
Lessor will remain registered owner of domain name(s) through the duration of the lease. Lessee will retain complete control of domain name(s) through the duration of the lease by way of hosting the domain name(s) on the server(s) of their choice, or directing forwarding target to Lessor.
§ 4 Lease Term
Lease term shall BEGIN upon Lessor's receipt of signed lease AND payment and will continue THROUGH the end of the month of the election day (ex. May 31 / Nov 30). Lessee can request early/later termination of domain name hosting/forwarding.
§ 5 Appropriate Use of Domain Names

The domain name(s) may only be used as agreed and must comply with all applicable regulations, ordinances, and laws. Domain names MUST NOT be used for: any kind of adult content, the sale of firearms, sending spam, or any other questionable uses.

§ 6 Domain Name Delivery

Lessor will be responsible for submitting DNS updates OR forwarding information for the domain name(s) indicated in this lease within 24 hours of receipt of signed lease and lease payment. DNS updates typically propagate across the internet within 0 to 48 hours, with most changes becoming active within a few hours. While modern, optimized systems often reflect changes in minutes, full global propagation can take up to 72 hours due to varying ISP caching policies and TTL (Time to Live) settings.

§ 7 Warranty
The Lessor guarantees that the specified domain names will be in good standing, free of any disputes or claims and registered in the Lessor's name. However, no further express or implied warranties exist.
§ 8 Damage to Reputation
The Lessee is responsible for any damage to the reputation of the domain name(s), and agrees to return them to the Lessor in the same condition they were initially received, with the exception of normal usage. Any illegal use, spamming, or unreliability of operation or service of the domain names are all examples of damage to reputation. If a domain name's reputation is damaged, Lessor may be required to compensate Lessor by way of legal actions.
§ 9 Liability & Indemnity
Lessee shall indemnify, defend, and hold harmless Lessor from and against any and all claims, damages, liabilities, and expenses (including reasonable attorneys' fees) arising out of or resulting from the misuse, negligent acts, omissions, or breach of this Agreement by Lessor.
§ 10 Modification of Entire Agreement
This lease represents the entire agreement between both parties. Any modifications or amendments must be submitted in writing and signed by both parties. This lease replaces all previous agreements between both parties.
